While parts of the broader housing market have cooled, recent national data shows continued strength at the upper end. Luxury home prices are rising, affluent buyers remain active, and high-end properties are continuing to sell.
For homeowners considering selling in communities such as Colleton River, Palmetto Bluff, Belfair, Berkeley Hall, Oldfield, Spring Island, Sea Pines, Long Cove, Wexford, or elsewhere throughout the Lowcountry, these trends are worth paying attention to.
Luxury Home Prices Continue To Show Strength
First, what actually qualifies as a luxury home?
Rather than being defined by one specific price point nationwide, luxury properties are generally considered homes within the top 5% of their local market. That distinction is especially important in the Lowcountry, where values can vary considerably from one community, location, and property type to another.
According to recent Redfin data highlighted by Keeping Current Matters, sale prices for luxury homes nationally have been rising approximately three times faster than prices for non-luxury homes.
While the typical home's sale price was approximately 1.5% higher year over year, luxury home sale prices had increased nearly 5%.

What does that mean for Lowcountry homeowners?
While this is national data, it reinforces why luxury sellers shouldn't make decisions based solely on broader housing-market headlines.
Here in Bluffton and Hilton Head Island, luxury real estate can be particularly nuanced. Buyers aren't simply comparing square footage, bedroom counts, and price per square foot.
They're also considering the lifestyle that comes with the property.
Golf and club membership, boating and deep-water access, marsh or river views, privacy, homesite characteristics, architectural quality, outdoor living spaces, proximity to amenities, and the overall atmosphere of a community can all influence how a luxury property is perceived and valued.
That means the right property, positioned correctly, can attract significant interest even when the broader housing market is moving at a different pace.
Luxury Buyers Are Still Making Moves
Buyer activity is another encouraging part of today's luxury real estate picture.
Lawrence Yun, Chief Economist for the National Association of Realtors, recently noted that sales activity has been particularly strong at higher price points.
According to data highlighted by Keeping Current Matters, sales of million-dollar-plus homes were up approximately 18% from one year earlier.
That's a significant difference from what we're seeing at some lower price points.
Luxury buyers often have greater flexibility than the broader buyer pool. Some may be purchasing with significant cash, relocating from higher-cost markets, searching for a second home, planning for retirement, or making a move primarily based on lifestyle.
And here in the Lowcountry, lifestyle is often one of the biggest drivers of a luxury purchase.

These considerations create highly specific demand. A home doesn't need to appeal to every luxury buyer. It needs to be positioned to reach the right one.
Luxury Homes Are Selling Relatively Quickly
Recent Redfin data cited by Keeping Current Matters also shows another notable trend.
Nationally, the median number of days on market for luxury homes is currently under 50 days, which remains considerably faster than pre-pandemic norms going back more than a decade.

Again, this is national data rather than a reflection of every Lowcountry luxury property. But it highlights an important point: qualified buyers are still active at the upper end of the market.
That doesn't mean every luxury property will sell quickly.
In fact, the higher the price point, the more important pricing, presentation, positioning, and targeted marketing become.
Luxury buyers have choices. And in the Lowcountry, they're often comparing more than individual homes. They may be deciding between entirely different communities and lifestyles.
A buyer considering Colleton River may also be looking at Belfair or Berkeley Hall. A buyer drawn to Palmetto Bluff may also be exploring Spring Island or Oldfield. A waterfront buyer may be weighing properties on Hilton Head Island against private-community options on the mainland.
That's why bringing a luxury home to market requires more than choosing a list price and uploading professional photography to the MLS.
It requires understanding who the most likely buyer is, what makes the property distinctive, how it compares to the competition, and how to tell its story in a way that reaches the right audience.
What Does This Mean for Lowcountry Luxury Homeowners?
The national luxury-market trends are encouraging, but they shouldn't be used as a blanket prediction for every property in Bluffton or Hilton Head Island.
Luxury real estate is hyperlocal.
A waterfront home on Hilton Head Island can behave very differently from a golf-course property in Belfair, an estate in Colleton River, or a residence in Palmetto Bluff.
Even two homes within the same community can command very different levels of buyer interest.
View, location within the community, renovations, homesite size, privacy, membership considerations, floor plan, outdoor living, condition, water or golf access, and current competition can all substantially affect value.
That's why understanding your property's individual position in the market matters more than relying on a broad national statistic.
