When reviewing Old Town Bluffton homes for sale, look closely at what “near Old Town” means for each property. Can you comfortably walk to the places you want to visit? Is there a continuous sidewalk? Where will your guests park?

A nearby address doesn't automatically give you the same experience as a home on the streets you enjoyed during your visit.

If you plan to renovate, check whether the property is within the Old Town Bluffton Historic District. The town has a Historic Preservation Commission and a historic district review process. Confirm the requirements for your proposed work with town staff before making plans.

If you're comparing Bluffton gated communities, separate the location decision from the amenity decision. Ask for current association documents, fees and any membership requirements for the specific property. A neighborhood's entrance and amenities tell only part of the story.

New Riverside: Include the surrounding area in your tour

New Riverside deserves its own stop when researching where to live in Bluffton. The Town of Bluffton lists New Riverside Barn, an open lawn and a playground in its park inventory. Tour the public spaces as well as the homes so you can picture how you might use the area.

For each property, check the routes to Old Town Bluffton, Hilton Head Island and any other regular destination. Use the home's actual address, then drive the route at a time that resembles your routine.

If a home backs to undeveloped land, ask who owns it and check the applicable plans. Trees beyond a property line are a view today; they aren't a guarantee that the land will remain unchanged.
